A Site-Led Approach

Before design is finalised, we consider the practical realities of the site: access, levels, boundaries, orientation, existing landscaping, the relationship to neighbouring properties and how the new room will sit alongside the architecture of your home.

That early thinking is particularly valuable on character properties, constrained plots and homes where conservation, listing or other planning considerations may affect what can be built.

Planning note: many domestic outbuildings in England can fall within permitted development rights when all relevant conditions are met, but the position varies by property and proposal. We assess the project context and, where required, planning matters should be confirmed with the relevant local planning authority.

Timber Frames & SIPs

We select the construction approach around the project rather than forcing every garden room into one system. Bespoke timber framing gives us flexibility, craftsmanship and a strong architectural character; structural insulated panels can also be used where an engineered, highly insulated envelope suits the brief.

Whichever method is selected, the goal is the same: a robust garden room with carefully resolved junctions, glazing, insulation and finishes that feels comfortable and permanent rather than temporary.

Do I need planning permission for a garden room in Surrey, Sussex or Kent?
Many domestic outbuildings in England can be permitted development when all of the relevant limits and conditions are met. The answer depends on the property, position, dimensions, use and any site-specific restrictions. We consider these issues early and recommend confirmation with the local planning authority where necessary.
Can you design a garden office for year-round use?
Yes. Garden offices are one of the main uses we design for. The room is considered as a complete environment, including insulation, glazing, heating, ventilation, daylight, electrical requirements, storage and furniture layout.
Do you only build modern garden rooms?
No. The architecture is developed around the home and setting. A contemporary house may suit a crisp modern room, while a period or rural property can call for a quieter material palette, different proportions and more traditional detailing.
Can a garden room include bespoke storage and a fitted desk?
Yes. Integrated joinery is one of the advantages of a fully bespoke project. Desks, media units, shelving, concealed storage and cabinetry can be developed as part of the room rather than added as an afterthought.
How long does a bespoke garden room take to build?
The programme depends on the design, site conditions, construction method, level of interior detail and whether approvals are required. A straightforward build may be completed in a matter of weeks, while more involved projects require a longer design and delivery programme. We set out the expected sequence before construction begins.
What is the difference between your garden rooms and an off-the-shelf building?
The project starts with your property rather than a fixed model. Size, proportions, layout, window positions, materials, structure, joinery and interior are developed around the site and intended use, giving the finished room a much closer relationship with the home.
Do you build timber-frame and SIPs garden rooms?
Yes. Bespoke timber framing is central to our approach, and SIPs can also be used when their engineered, highly insulated construction is appropriate to the brief. The method is selected around the requirements of the individual project.
Can you work with awkward access or a sloping garden?
Those conditions are exactly why the site assessment matters. Access, levels, boundaries and logistics are reviewed before design is finalised so the proposed solution responds to the realities of the garden rather than ignoring them.
How much does a bespoke garden room cost?
Because each room is designed individually, there is no single meaningful price that applies to every project. Size, foundations, glazing, cladding, services, joinery and interior specification all affect the investment. We can establish the appropriate scope after understanding your site and brief.
